In cooperation with the Wiener Privatbank, the EPH Group AG is currently issuing a bond on the Vienna Stock Exchange and the Frankfurt Stock Exchange with an interest rate of 10.0% pa with monthly interest payments.

The holiday hotel industry is characterized by decades of sustainable growth and crisis security. The asset class has proven its resilience, particularly during the corona pandemic. Economic development in tourism is increasing worldwide. In particular, there is a trend towards nearby nature and year-round destinations. The season lengthens and shifts. Climate protection and sustainability are playing an increasingly important role.

The performance of the holiday hotel industry has overtaken the hotel business in the city in recent years. Compared to city hotels, significantly higher sales per room and guest were achieved. New records were set for capacity utilization. The daily rates (ADR) could be increased significantly. The premium and luxury segment is developing above average, since the demand for luxurious holidays has increased enormously worldwide with a constantly growing middle class.
Nevertheless, the holiday hotel market is far from exhausted and offers enormous growth potential. The focus of institutional investors is also increasingly shifting from city business hotels to holiday hotels and holiday destinations in Europe.
STRATEGY
Due to this positive development, the clear focus of the EPH Group AG is in the area of holiday hotels and in cities with high tourist attractiveness. In order to optimize income and risk, EPH Group AG pursues a diversified investment approach with a balanced mix of existing properties and project developments in different stages. The goal is a constant increase in value with positive cash flow from existing hotels on the one hand, and the realization of above-average returns from our own developments on the other.

Due to our access to numerous international hotel brands, we can select the best possible operator with a tailor-made operating concept for each project. The type of contract (lease, management or hybrid contract) is determined individually for each property after an in-depth risk-opportunity analysis.

The portfolio is to be supplemented by investments in related areas such as gastronomy, culinary art, food & beverage and other tourism projects. In this way, synergy effects with the core business should be used and the company value should be continuously increased. In the current environment, a sustainable and responsible corporate culture is particularly important to us. Therefore, our ESG principles determine our entrepreneurial actions.

Zur Teilfinanzierung der Projekte begibt die EPH Group AG aktuell eine Anleihe an der Wiener Börse und der Börse Frankfurt (IBO). Kurzfristig ist ein Börsengang im Segment „direct market plus“ der Wiener Börse geplant (IPO). Für institutionelle Investoren und Privatanleger eröffnen wir so die Möglichkeit, in dieses konstant wachsende Marktsegment zu investieren. Die kapitalmarktorientierte Finanzierungsstrategie der EPH Group AG soll zu einer ausgewogenen Finanzierungsstruktur beitragen und auch im aktuellen Marktumfeld die Finanzierung der geplanten Projekte zu wirtschaftlichen Konditionen ermöglichen.

Bei der Emission der Anleihe sowie der Vorbereitung des Börsenganges wird die EPH Group AG von der Wiener Privatbank als Kapitalmarktpartner der Wiener Börse begleitet.
